F.H.A. 203(k) RE-HAB Loan or Renovation Loan

F.H.A. 203(k) or Renovation Loan allows a customer to purchase a home in need of repairs and finance the costs to improve that home to the customer’s desire.  FHA requirements:

  • Finance up to 110% of the Total Loan Amount (Purchase Price + Improvement Cost)
  • 3.5% Down based on Total Loan Amount
  • Owner Occupied
  • Finance up to 6 months of mortgage payments.

  1. Fill out a 24 Hr Pre-Approved Request Form.
  2. NJ Dream House, LLC will work towards Locating the Property and Customizing the Remodeling Package to your desire.
  3. Apply for a loan with the Mortgage Specialist who will assist you in the entire loan process.The following is needed: Loan Application, Contract of Purchase, Remodeling Package / Improvement Contract
  4. Mortgage Specialist will coordinate all necessary procedures with an FHA Consultant.
  5. Closing of Loan
  6. Construction Starts, draws are paid.  Underwriter coordinates with NJ Dream House, LLC during the process until project is complete which usually takes about 6 to 8 weeks.


Construction Loan

Construction Loan allows borrowers to acquire a construction loan to achieve the finished product.  The lender will base the value on the finished renovations and they can typically borrow up to 75% of the end value and take draws to acquire the money as the progress moves on with the renovations.
